This month we shift our attention from the end of Summer to the official Beginning of Autumn, on September 21. It feels to me like crossing a bridge. What is your view as you move into Autumn? What are you anticipating as the days grow shorter and (finally) cooler?

A couple of months ago I mentioned that I had a water leak problem that resulted in the installation of a French drain and gutter. Apparently, that wasn’t the right solution, as the monsoon rains brought a lot of water through my wall into a puddle in my living room. I contacted a roofer about the leak possibly coming from insufficient flashing on a small gable roof. He informed me that the storm a couple of days before that included hail, had severely damaged my roof. So now I’m anticipating a new roof installation next week, with more rain forecast before they get here. I hope those drops don’t make it to my house!!!

A Word About Tucson Real Estate

The market slowed down a bit during the summer, still with a seller’s market, as housing inventory remained low. The Fall seems to bring a bit more activity. According to Realtor.com, the median listing price in Tucson is $240,000, with the median closing price at $216,000.  Sellers are receiving 99% and more of their asking price. So if you’ve thought of selling, know that the market is there for you to receive a great price for your home.

Mortgage loans remain stable at 4.5 to 5.5 percent interest. Now is a good time to “cross that bridge”!

In addition, the Pathway to Purchase program is available again for home buyers, offering up to 10% of the loan amount to a maximum of $20,000 towards your down payment and/or closing costs. Income limitations and debt ratio limitations apply. You do not need to be a First-Time Homebuyer but must meet minimum FICO score and conventional guideline requirements. A Word About Seniors

More Seniors are considering making their homes more adaptive, so they might “age in place”. Here are some of the modifications suggested for Seniors, to help them live more safely in their homes. While making home alterations for Senior living can help for a while, Seniors should also think about, and plan for, the time when they may no longer be able to manage their home.

When considering making modifications to their home, Seniors might also consider using a Reverse Mortgage to pay for the modifications, or even downsizing to a new home. For more information about reverse mortgages, contact your lender. If you don’t have one, I can recommend one. Contact me!

As we approach the middle of July, with our Nation’s Birthday behind us, I can hardly believe it’s time to look forward to our kids going back to school already! Only a few weeks left for play!

For some folks it’s also time to think about moving to a new area with children attending a new school. The purchase of a new home now should be able to close escrow by the end of August, or sooner.

Planning is always the key for a successful move. Whether you are moving across town or across the nation, planning the details, and being flexible for the surprises will make the transition easier.

As you may know, at the end of June I received acknowledgement for my commitment to the Senior population in Tucson in the form of two credentials – Senior Real Estate Specialist (SRES) and Certified Senior Housing Professional (CSHP). What does this mean to you? The Tucson market continues to have a low inventory of homes to purchase, which is helping home prices to increase. Sellers have been reluctant to sell and buy another property because interest rates have been inching up. I have to say, though, 4.5 – 5.5 percent interest on a home is not bad! My first home, years ago, was at 7 percent and we thought it was great! Since then we’ve seen interest rates go a lot higher than that.

Long Realty’s CEO Rosey Koberlein puts it this way, “If you’re in the market to buy a home, do it now. You’ll avoid further cost increases, and you’ll benefit more as your home’s value grows. And if you’re a seller, list your property now, while demand is high. It is, after all, a seller’s market.”

While June is popular for weddings, in Tucson June is also known for the beginning of the annual Monsoon season. Last year during a big storm, the water overflowed a low place beside my house and seeped into my living room. I recently had some work done on the drainage for my home.

French Drain cropped To solve that problem I contracted for the
installation of a French drain between me and my neighbor’s front doors, and some guttering that would direct the water off the roof to the French drain. Now I’m anxiously awaiting the first storm to see how the new drainage works. While it’s dry most of the year in Tucson, preventing water damage from storms is important, and proper grading of your yarcan make a difference.

I continue to build my business and my Senior Real Estate team of professionals to assist Seniors who are transitioning from their home of many years into another living situation. The days have been full of meeting other professionals who focus on the needs of seniors in the Tucson community.

The most recent Housing Report indicates that the housing inventory has continued to decline, and house prices and mortgage rates have increased. The supply is low, and the demand is high, which leads to the higher prices.

Some homeowners are hanging onto their homes to not have higher rates for the purchase of a moreexpensive home. However, if you are a Senior, it often doesn’t matter when to sell because of circumstances that require a more immediate move. The Senior’s home often becomes the funding for the new living situation.

Today is also the celebration of the completion of the 131-mile path, The Loop, where the entire community of Tucson is invited to walk, ride a bike, run, or otherwise enjoy the sights of Tucson. If you haven’t been on any portion of The Loop yet, check out the website for more information.

Real Estate Trends  – National and Tucson

  • Forbes predicts that in 2018, housing inventory will still be tight; mortgage rates will hover around 4%; the new tax law will affect higher priced homes, and possibly rental costs; inventory will continue to be low; sales will slow, but only a little; and the increase in prices will slow, but not stop.
  • In the Tucson main market, February 2018 active inventory was 3,704, a 4% decrease from February 2017. There were 1,187 closings in February 2018, a 7% decrease from February 2017. Year-to-date 2018 there were 2,247 closings, an 8% decrease from year-to-date 2017. Months of Inventory was 3.1, up from 3.0 in February 2017. Median price of sold homes was $205,000 for the month of February 2018, up 9% from February 2017. The Tucson Main Market area had 1,707 new properties under contract in February 2018, up 16% from February 2017.

To some, the month of February denotes Love and maybe some time off for President’s Day. As I write this, today is the opening game of the University of Arizona baseball season. And I’ll be there!

  • Several months ago I removed the carpet in my living room to create a painted concrete floor. It’s almost done! Are you making any changes to your home?   • Chinese New Year began on February 16 and traditional celebrations can last for a couple of weeks. 2018 is the Year of the Dog. If you would like to know more about Chinese New Year, read this article from the UK Sun. Tucson is a great place to live, having such diversity.

  • How about a Joke?  ~ Ms. Potato Head had three daughters. One day Daughter #1 came to her mother and announced she was getting married. Mother asked who she was marrying, and Daughter #1 answered Irish Red. Then Daughter #2 announced she was getting married – to Idaho Gold. Lastly, Daughter #3 announced that she, too, was getting married. Mother asked who she was marrying, and she said, “Dan Rather”….he’s a common tater.
  • With the recent rain and mild temperatures for our winter months, Spring will soon be here. I will be working in my yard and looking forward to some beautiful blooms in the garden. Remember, landscaping can make a big difference when you are either buying or selling a home. Curb appeal is important.

  • One year ago I joined the Eyeopeners Toastmasters Club of  Toastmasters International. The club meets at 6:15 every Wednesday morning until 7:30. This club has been going for 60 years, and on January 20 it celebrated with a brunch meeting at the Tucson YWCA. Do you have fear of public speaking, or even speaking with a small group? This is the place to learn new skills in communicating. There are many other clubs in Tucson. Visit the Toastmasters International website for more information.

Aside from all the family traditions of many cultures, Tucson offers a rich tapestry of holiday events for everyone. Try out Zoolights, or Luminarias at Tucson Botanical Garden,  or Holiday Nights at Tohono Chul Park

Of course, there will always be many church services and celebrations throughout the month, as well as singing, concerts, visits to Santa, and the bell-ringers for the Salvation Army. So go out and enjoy yourself!
