As we approach the middle of July, with our Nation’s Birthday behind us, I can hardly believe it’s time to look forward to our kids going back to school already! Only a few weeks left for play!

For some folks it’s also time to think about moving to a new area with children attending a new school. The purchase of a new home now should be able to close escrow by the end of August, or sooner.

Planning is always the key for a successful move. Whether you are moving across town or across the nation, planning the details, and being flexible for the surprises will make the transition easier.

Senior Real Estate

As you may know, at the end of June I received acknowledgement for my commitment to the Senior population in Tucson in the form of two credentials – Senior Real Estate Specialist (SRES) and Certified Senior Housing Professional (CSHP). What does this mean to you? It means that when it’s time for a Senior to move to a more manageable or desired living situation, and sell their home, I have specialized training, education, resources, and skills to “shepherd” that move.

The Tucson market continues to have a low inventory of homes to purchase, which is helping home prices to increase. Sellers have been reluctant to sell and buy another property because interest rates have been inching up. I have to say, though, 4.5 – 5.5 percent interest on a home is not bad! My first home, years ago, was at 7 percent and we thought it was great! Since then we’ve seen interest rates go a lot higher than that.

Long Realty’s CEO Rosey Koberlein puts it this way, “If you’re in the market to buy a home, do it now. You’ll avoid further cost increases, and you’ll benefit more as your home’s value grows. And if you’re a seller, list your property now, while demand is high. It is, after all, a seller’s market.”

Make Yourself At Home in Tucson – January 2017

In this first edition of “Make Yourself at Home in Tucson” for 2017, I want to focus on the theme “Infinity”; therefore, the Word of the Month is, you guessed it,  Infinity! Although we start a new calendar year on January 1, all the days continue to march on from the past into the future, without our artificial yearly marker, into Infinity. We are the ones who give the days meaning. So as we move forward, we only have one day at a time. Let’s make it the best day, every day!

Word of the Month:

infinitywave-1817646_1280Infinity ( ) is an abstract concept describing something without any bound or larger than any number. You’ve probably heard the term, ad infinitum – which means infinity or forevermore, and on and on and on…

Tucson Trends:

  • Tucson is listed as Number 9 in the realtor.com® 2017 top10 western housing markets based on price and sales gains, with median sales price at $237,000. Long Realty has the top market share of sales in Tucson; so if you are looking for a home or you want to sell, contact ME!
  • Tucson’s retirement communities are in demand as more retirees want to move to a warmer environment, with amenities for sports, restaurants, and affordable living. As folks approach mid-life and retirement they begin to think about downsizing, moving closer to family, and moving into active adult or retirement care communities.

Many want to “age in place” and not leave the home they feel so comfortable in. If you are considering downsizing or moving to be closer to family, I am available to consult with you in making these life-changing decisions. With my specialized training in this area, I can offer you options you might not have thought of. (As an aside, one of the more than 60 retirement/assisted living communities in Tucson is Infinity Home. If you are interested contact their office and request information.)  

  • A few months ago I visited a new construction site in northwestern Tucson where I found some nice pools with interesting features, including Infinity Pools. One definition of an Infinity Pool is “a swimming pool designed to give the impression that it merges into the ocean or other surrounding landscape”. Here is an example. I will be writing a feature post on Infinity Pools on my blog later this month.

Near the start of every year, Tucson becomes a playground for the world of international gem and mineral trading, collecting, and bargain hunting when the Tucson Gem, Mineral & Fossil Showcase arrives. Here is a list of the many shows, with locations and hours of operations. Plan now to visit your favorite sites for finding gems, beads, minerals, and other treasures from around the world. (Makes me want to create more jewelry from previous purchases!)

Happy May Day! May 1 has been venerated throughout the centuries as a specific time for celebration of new growth. I remember that as an elementary student I participated in a May Pole dance, with streamers around the pole. This custom is not very prevalent now in the United States, but is still a part of other global cultures.

The Loop Blooms

Have you ever been on “The Loop”, Tucson’s multiple urban pathway (MUP)? I spotted these blooms while on a ride on the Julian Wash segment of the 131-mile riding and walking path around Tucson. As a recumbent tricycle rider it is a wonderful way for me to easily and safely enjoy the many aspects of the city.

There are many homes adjacent to The Loop which is easily accessible for enjoying the outdoors and city views, as well as watching the birds and wildlife. While on a ride on the Santa Cruz River I once witnessed a bobcat catching its morning meal. So if you like the kind of lifestyle Tucson affords cyclists and outdoor enthusiasts, you might want to investigate the possibilities.

Because I love words, this month begins a regular installment of The Monthly Word. This month’s word is REALTOR®. It is pronounced “reel –ter”, not “reel-uh-ter”. The definition of a REALTOR® is a real estate professional who is a member of the National Association of REALTORS® and who subscribes to its strict Code of Ethics. You might notice the symbol after the word realtor. You can read about the history of the REALTOR® trademark here.

In this month’s real estate news;

  • Beware of scams that take advantage of buyers’ and sellers’ ignorance about the real estate business. Realtors can be scammed too, even when they are knowledgeable about real estate transactions. For example, phishing emails contain phony documents that look like the real thing, requesting the person to sign, and therefore divulge personal information, or worse, wire money to the thief rather than the escrow company. So beware!
  • Real Estate trends for 2016 include continuing rise in home prices and sales, and higher rents and mortgage rates.
  • Do you know how much house you need for your lifestyle? Find out by taking this quiz.

Local Events this month;

  • Everyone loves to eat, and here are some places where you can celebrate Cinco de Mayo in Tucson.
  • National Public Gardens Day is held on the Friday before Mother’s Day to promote awareness of how gardens and green spaces support life. In Tucson visit Arizona-Sonora Desert Museum, Reid Park Rose Garden, Tohono Chul Park, Tucson Botanical Gardens, and Yume Japanese Gardens.
